What loan programs do you offer?
We provide financing for home purchases, refinances, and home equity lines of credit (HELOCs). Here is a full list of the loan programs we do and do not offer. If you have a specific loan program in mind and aren’t sure if we offer it, feel free to reach out.
Why do I need to pay for my credit report?
The credit report fee is a third-party cost you’ll pay directly to our credit provider, Advantage Credit. After completing your online loan application, you’ll be asked to provide payment to order the report. The cost is $139 for an individual credit report and $143 for a joint report.
A hard credit check will ultimately be required to obtain a mortgage, regardless of which lender you work with. Some lenders start with a soft credit check and collect the fee later when they complete the hard credit check. Others complete the hard credit check upfront and collect the fee at closing. To streamline the process, we complete the hard credit check and collect the fee as soon as you submit your application.
What happens after I apply?
After you submit your online application and upload your documents, Solcosta Home Loans is notified and we’ll begin reviewing your information. The application process is handled virtually through our secure application portal, email, phone, and/or text. If you have a preferred communication method, let us know, and we’d be happy to accommodate!
How soon will I hear back?
Our initial review takes 2-3 business days. Once our review is complete, we’ll either have everything we need or we’ll request any additional items we need from you. If additional items are needed, we’ll complete our final review 2-3 business days after you provide them.
Do I need to provide documentation with my application?
Yes, whether you’re purchasing a home or refinancing, we collect all necessary financial documents up front. This helps ensure your numbers are accurate and avoids delays later in the process. For purchase transactions, a fully documented pre-approval shows sellers and listing agents that you have been thoroughly vetted, which helps make your offer stronger and more competitive.
When you finish your application, the list of requested documents appears in the portal instantly. The list is based on the information you provided on your application, so you only see requests that are relevant to you.
Depending on your financial profile, you may be asked to provide paystubs, W2s, tax returns, or other documents. You’ll also see standard requests such as your photo ID and recent bank statements. You can upload the items to our secure application portal at your convenience.
