Conventional

Conventional loans are available with as low as a 3% down payment. Contrary to popular belief, 20% down is not always required.

FHA

FHA loans have flexible credit requirements, require only 3.5% down, and are very popular with first-time homebuyers.

VA

Eligible veterans and servicemembers of the US Armed Forces can purchase a home with no down payment required.

Jumbo

Jumbo loans provide financing for higher-priced properties, with loan amounts up to $5 million and down payments starting at 10%.

Non-QM & Investor Loans

Flexible bank statement, asset-based, and DSCR loan options that streamline financing for investors, self-employed borrowers, and outside-the-box scenarios.

Down Payment Assistance

Down payment assistance (DPA) programs, such as CalHFA, help eliminate the biggest hurdle in buying a home – saving for the down payment.

Refinance/Cash-Out Refi

Refinancing can lower your monthly payment or provide cash for debt consolidation or home improvements. We can give you a free quote with no credit check.

Line of Credit (HELOC)

Tap into your home’s equity with a line of credit (HELOC) without sacrificing your current interest rate. Both fixed and adjustable-rate options are available.

We take pride in offering a wide variety of loan options to meet our clients’ needs and goals, but certain specialized products fall outside the scope of our services.

We do not offer the following types of loans:

  • Mobile home loans (but we can lend on manufactured homes on permanent foundation in some cases)
  • Vacant land loans
  • Ground-up construction loans
  • Commercial loans (5+ units)
  • Reverse mortgages
  • Hard money/private loans
  • USDA loans
  • 203(k) or HomeStyle renovation loans (but you can utilize a cash-out refinance or HELOC for renovations)
