Loan Options for Investment Properties
1-unit Investment Properties – Rental properties that are single-unit properties typically require a 15% minimum down payment. Every additional 5% you put down will typically give you a slightly better interest rate. It is important to weigh the opportunity cost of extra funds invested versus the increased cash flow.
2-4 unit Investment Properties – If you plan on renting out all of the units, typically a 25% down payment is required. If you will be living in one of the units and renting out the others, you may be able to get a loan for as little as 5% down.
